Unfortunately, ice dams are hard to predict, and they hit properties on the same street differently. This is because of how they are formed, which is due to heat fluctuations below or on your roof’s surface. Two things cause these fluctuations, one being nature and the other being a defect in your home’s heating and insulation.

During a snowstorm, you’ll be safe from ice dams, since the outside temperature is below freezing. However, your roof will warm if the sun comes out for several hours before returning to freezing conditions later that evening. Likewise, the roof can unnaturally warm if there is heat loss into your attic from your home’s interior spaces because of what’s known as “attic bypasses”. These bypasses are simply chinks in your home’s insulation that allow heated air to escape into your attic. Both circumstances result in areas of the roof’s surface warming enough that it begins to thaw the snow. This would be fairly normal, but when the temperatures plunge to freezing later that day, that snowmelt isn’t able to escape via the downspouts. This water pools behind the gutters and forms ice dams. It is when these massive slabs of ice begin to thaw (sometimes weighing over 1,000 lbs.) that homeowners will experience water leaks, which is why it’s so important to effectively remove them before they get worse.
