While not as damaging as a tree falling on your roof or experiencing a home fire, water leaks like this are a major pain to repair and they become quite expensive. This is because the water usually runs through your attic’s insulation, various internal home components such as electrical, and of course, the sheetrock and aesthetics. If you don’t catch it in time, many of these wet areas could need monitoring for mold or even mold remediation.

The reason water leaks are common with ice dams is due to the anatomy of an ice dam. Simply put, ice dams occur when there are unnatural temperature fluctuations on your roof. One way this happens is when the sun appears for several hours beating down on your roof. Another way is when you lose interior heat from your living spaces into your attic via “attic bypasses”, which warms the roof from below. Both of these situations will essentially cause “flash thawing” for a couple of hours but that will quickly stop when the evening’s freezing temperatures return. It’s at this time an ice dam forms because the snowmelt refreezes as a dam. Freezing also happens to the entire downspouts and most of the gutters too, so when the ice tries to thaw the next time, it has little opportunity to escape via traditional routes. At this point it’s trapped and pooling, which has to go somewhere, and oftentimes that “somewhere” is inside your home. Not fun right? That’s where we come in!
