During this calm and unusually warm afternoon, the majority of your roof will be exposed to the sun and begin to thaw. As you can see in the photo above, the roof has primarily thawed and shows no residual snow but there’s an ice dam – why? It’s because the gutters and overhangs are not insulated like the rest of your home, which means they don’t respond to the warming weather as quickly as the rest. They remain frozen longer due to being exposed both above and below, which means they retain their freeze longer. As all that snowmelt slowly trickles their way, it has nowhere to go, so it gets stuck. When freezing temperatures return near evening it refreezes and bada-bing – you have an ice dam!
While an ice dam might appear unassuming, they regularly lead to more problematic and expensive issues, such as interior water leaks. Water leaks are notoriously expensive to fix, as they will travel through various sections of your home’s sheetrock, wood, insulation, and more. Here’s a “small” example we found in a customer’s home that ended up being a pain for them to repair.
While not every home or ice dam will lead to interior water leaks, they’re common enough that we’re always on guard trying to prevent them.
